Understanding Your Insurance Payout

Insurance terminology can be confusing. Here are the key terms you need to understand before filing a roof damage claim.

Replacement Cost Value (RCV)

RCV is the full cost to replace your damaged roof with materials of like kind and quality at today's prices. This is the total amount your insurance company agrees to pay.

Example: If a full roof replacement costs $15,000 today, your RCV is $15,000. Most homeowners policies in Texas are RCV policies.

Actual Cash Value (ACV)

ACV is the replacement cost minus depreciation. This is the amount of your first insurance check. The older your roof, the higher the depreciation deducted.

Example: A 10-year-old roof with RCV of $15,000 might have $4,000 in depreciation, so your first check would be $11,000 minus your deductible.

Recoverable Depreciation

On RCV policies, depreciation is recoverable — meaning the insurance company releases the withheld depreciation after the work is completed and you submit the final invoice.

This is your second check. We handle the paperwork to ensure you receive the full amount you are owed after installation.

Additional Coverage

What Is a Supplement?

A supplement is an additional claim filed when hidden damage is discovered during installation that was not visible during the initial inspection. This is extremely common — once old shingles are removed, we often find rotted decking, damaged underlayment, or additional structural issues.

You are NOT responsible for supplement costs if the damage is storm-related. We document the additional damage, photograph it, and file the supplement directly with your insurance company. They review it and issue an additional payment to cover the extra work.

Many roofing companies skip supplements because they require extra paperwork. At Advantage Roofing, we file every legitimate supplement to ensure you get the full coverage your policy provides — and that your roof is repaired correctly, not just patched over.

Claim Denied?

What To Do If Your Claim Is Denied

A denied claim is not the end of the road. Insurance companies deny claims for many reasons — some legitimate, others not. Common reasons include:

  • Adjuster missed damage during inspection
  • Damage attributed to "wear and tear" instead of storm
  • Insufficient documentation submitted
  • Claim filed too long after the storm event

Your options after a denial:

  1. Request a re-inspection — Ask your insurance company to send a different adjuster. We will be present to walk them through all documented damage.
  2. File a supplement with additional evidence — We provide detailed reports with close-up photography that may change the outcome.
  3. Contact the Texas Department of Insurance (TDI) — If you believe your claim was unfairly denied, TDI can investigate.
  4. Consult a public adjuster — For complex cases, a public adjuster works on your behalf (they charge a percentage of the payout).

Avoid signing contracts with door-to-door roofers after storms. They often disappear before warranty issues arise. Work with a trusted local company.
